INTRODUCTION
These Terms and Conditions govern the relationship between Boutique Suites and its guests. By making a reservation or staying at Boutique Suites, guests agree to comply with these Terms and Conditions. These Terms apply to all guests and visitors accessing the property and its facilities.
APPLICABLE LAW
These Terms and Conditions are governed by Spanish law.
LANGUAGE
These Terms may be available in multiple languages. In case of discrepancies, the Spanish version shall prevail.
CONDITIONS OF ADMISSION
Boutique Suites reserves the right to refuse admission or terminate a stay without refund in case of non-compliance with these Terms, non-payment, or behaviour that affects the safety, comfort, or well-being of other guests, staff, or the property.
CHECK-IN / CHECK-OUT
REGISTRATION ON ARRIVAL
Check-in is available from 15:00 onwards on the day of arrival.
o Between 15:00 and 18:30, guests are welcomed in person at reception.
o Between 18:30 and 23:00, guests may use our self check-in system, allowing for a flexible and independent arrival. Detailed instructions and access information will be sent prior to arrival. Our team remains available by phone or WhatsApp should require assistance during your arrival.
Guests planning to arrive after 23:00 must contact the property in advance.
Check-out is until 12:00 on the day of departure.
Early check-in may be offered subject to availability.
Boutique Suites is an adults-only property, and accommodation cannot be provided to minors unless explicitly agreed under the conditions outlined below.
All guests are required to present valid identification and complete the legally required guest registration process, in accordance with Spanish hospitality regulations.
To ensure a smooth arrival, guests will receive a secure online check-in link prior to arrival.
o Guests arriving between 15:00 and 18:30 may complete this process in person at reception.
o Guests arriving between 18:30 and 23:00, must complete the online registration form before arrival.
Access codes and check-in instructions will only be provided after registration has been completed.
Valid identification includes:
o Passport
o EU National Identity Card
o Spanish DNI or Driver's license (for Spanish nationals)
o Spanish residency permit (for foreign residents in spain)
Only registered guests are permitted to access the property.
Upon completion of registration, an official admission document may be generated in accordance with Spanish hospitality regulations.
Personal data is processed in accordance with applicable data protection regulations. For full details, please refer to our Privacy Policy.
ADMISSION DOCUMENT
Once the registration process has been completed, Boutique Suites will generate the official admission document required under Spanish hospitality regulations.
This document confirms the details of the stay, including:
o Guest name
o Dates of stay
o Assigned suite
o Price and applicable services
The admission document serves as a confirmation of the accomodation agreement and may be signed electronically where required.
RATES, PAYMENTS AND BILLING
Accommodation charges are calculated per night based on the confirmed reservation.
Payment must be completed in accordance with the conditions of the selected rate and prior to access being granted to the property.
Boutique Suites accepts:
o Credit cards
o Debit cards
o Cash (within legal limits and during reception hours only)
Reservations made through third-party platforms (such as Booking.com) are subject to their respective payment terms.
Additional services (including breakfast or other extras) will be charged separately and must be settled before departure.
Boutique Suites reserves the right to:
o pre-authorise or charge the card provided
o Charge for outstanding balances, damages, or additional cleaning
Access instructions and entry codes will only be provided once all applicable payment and registration requirements have been satisfied. Guests arriving outside reception hours must complete payment in advance in order to receive self check-instructions.
Boutique Suites reserves the right to cancel a reservation if payment cannot be successfully processed prior to arrival.
Invoices will be issued in accordance with Spanish tax regulations and may be provided electronically upon request.
OCCUPANCY AND REGISTERED GUESTS
Accomodation must not exceed the maximum occupancy indicated for each suite. Only registered guests are permitted to stay in the overnight.
Visitors who are not registered guests are not permitted to stay without the prior authorisation.
Boutique Suites reserves the right to:
o Charge additional fees
o Refuse accommodation
o Disable access codes
In cases where occupancy limits are exceeded or unauthorised guests are present.
Guests are responsible for ensuring access credentials are not shared with unauthorised persons.
ACCESS AND USE OF PROPERTY
Guests may access the property and its facilities in accordance with these Terms.
Guests have the right to:
o Receive accurate information about services
o Enjoy privacy, safety, and peaceful use of the accommodation
o Access services included in their reservation
Guests must use all facilities respectfully and for their intended purpose.
Access codes and digital credentials are strictly personal and must not be shared. Boutique Suites may modify access codes at any time for security reasons.
Rooms and common areas may not be used for commercial activities, filming, or events without the prior written authorisation.
Boutique Suites may limit access where:
o Maximum capacity is reached
o Safety or operational reasons require it
o The internal rules are not respected
SERVICES
Cleaning Service
Rooms are cleanded daily, typically between 11:00 and 15:00. Guests wishing not to be disturbed should use the "Do Not Disturb" sign.
Additional cleaning or amenities may be requested via reception.
Laundry and Garment Care
Laundry, dry cleaning, and ironing services may be available through external providers. Information regarding pricing and turnaround times can be provided upon request.
Boutique Suites is not responsible for damage, discoloration, or shrinkage resulting from these services.
Clothes steamers are available upon request from reception. Guests use such equipment at their own risk.
Safety Deposit Box
Each suite includes an in-room safe. Guests are responsible for securing their valuables.
Food and Beverage
Breakfast is served daily between 09:00 and 11:00 (hours may vary slightly).
A self-service honesty bar is available. Items consumed must be recorded and will be charged at check-out.
Boutique Suites reserves the right to charge for unrecorded consumption based on reasonable estimation.
THIRD-PARTY SERVICES
Boutique Suites may provide recommendations or assistance with third-party services (e.g. transport, excursions, restaurants).
These services are operated independently, and Boutique Suites accepts no responsibility for their delivery.
LIABILITY AND RESPONSIBILITY
Guests are responsible for any damage, loss, or additional cleaning required as a result of their stay. Boutique Suites reserves the right to charge the payment method on file accordingly.
Boutique Suites shall not be held liable for:
o Loss, theft, or damage to personal belongings not stored in the in-room safe
o Improper use of facilities or equipment
o Services provided by third parties
o Vehicles or their contents
Guests use all facilities at their own risk.
Nothing in these Terms excludes liability where it cannot be excluded under applicable law.
CAR PARKING
Parking is available for guests of Boutique Suites, subject to availability and the instructions provided upon arrival.
Guests are responsible for securing their vehicles. Boutique Suites is not liable for theft, loss, or damage.
Parking access devices must be returned at check-out. Failure to do so will result in a €50 euro replacement charge.
MEDICAL ASSISTANCE
Boutique Suites can assist in contacting local medical services upon request.
A basic first aid kit is available on-site.
Guests are responsible for the cost of any medical services provided by external professionals.
Guests must inform the property in advance of any medical conditions where assistance may be required.
COEXISTENCE AND HOUSE RULES
Boutique Suites is a smoke-free property. Smoking is prohibited throughout the premises, including suites, balconies, and common areas. The use of electronic cigarettes, vaporizers, or similar devices is also not permitted.
A cleaning and deodorising fee of €250 per day + VAT or the actual cost of restoration (whichever is higher) will apply in case of violation.
Guests may be required to leave the property without refund in case of breach.
Guests must respect quiet hours and avoid any disturbance to other guests or neighbours.
ANIMAL POLICY
Pets are not permitted, except certified assistance animals in accordance with applicable legislation. Guests remain responsible for any damage caused by such animals.
CHILDREN POLICY
Boutique Suites is an adults-only property and is not suitable for guests under the age of 18.
Exceptions may be considered only when the entire property is reserved by a single group (e.g. private events or weddings), subject to prior approval on a case-by-case basis.
Unauthorised bookings including minors may be refused without refund.
LOST PROPERTY
Items found after departure will be held for a limited period.
Guests should contact the property as soon as possible with a description of the item.
Shipping cost for returned items are the responsibility of the guest.
FORCE MAJEURE
Boutique Suites shall not be liable for failure or delay in performance due to circumstances beyond its control, including technical issues, natural events, or government actions.
FINAL PROVISIONS
These Terms remain in effect unless amended or replaced.
Guests are deemed to have accepted these Terms upon making a reservation or accessing the property.
